The Orcutt-Winslow Partnership
Office Tenant Improvements

LEED-certified commercial interiors project which included a complete remodel and build-out for the new offices of local architectural firm The Orcutt-Winslow Partnership. The 27,550 sf project included improvements to two floors (16th and 17th) of the existing 3003 North Central Avenue high-rise building with penetrations through the floor to unify the upper and lower levels. Scope of work included asbestos survey, demolition, framing and drywall, glass railings, custom metal fabrications, tile, obscure glass partitions, restroom renovations, glass elevator lobby, employee kitchen and break room, unique acoustical ceiling panels, exposed ductwork, specialty lighting packages, electrical, HVAC, specialty plumbing fixtures, fire alarm and fire sprinkler. Design-Phase services included budgeting, value engineering, LEED criteria consulting, scope reduction and lead time evaluation.


 

Carter - Burgess T.I .

Ranked as one of the top design firms in the nation. This 41,000 S.F. project is located in the 29th, 30th, and 31st floors of the 101 North First Avenue tower. This larger T.I. project included a creative mix of material including 9500 S.F. of terrazzo, an exposed ceiling with a 4’ X 4’ perforated aluminum sloped cloud ceiling. Other details include fabric duct socks, plate glass walls, and overhead garage doors as conference room dividers.

 

Colliers International

Located in the Biltmore Financial Center this 19,300 S.F. tenant improvement consisted of two suites built in three phases as an occupied remodel. The project included a 2,000 S.F. lobby/reception area with a rear projection TV. and granite counters, a full service espresso/coffee bar, and an exceptional meeting room and audio visual room.
